The Loan Process

From pre-approval to keys in hand, here's exactly what to expect at each step.

  1. 1. Pre-Approval

    We review your credit, income, and assets to issue a pre-approval letter — the number that tells sellers you're a real buyer. Start your pre-approval in about 15 minutes.

  2. 2. Choose Your Loan Program

    Match the loan to your goals. Common paths: Conventional loans, FHA loans, VA loans, USDA loans, or Jumbo loans. Need help with the down payment? Look at Down payment assistance.

  3. 3. House Hunting & Offer

    Your pre-approval letter goes with every offer. Your agent negotiates price, closing costs, and contingencies.

  4. 4. Loan Application & Disclosures

    Once your offer is accepted, we lock the rate and issue your Loan Estimate within three business days.

  5. 5. Processing & Appraisal

    We order the appraisal and verify income, assets, and title. Self-employed borrowers can use Self-employed loans to document income with bank statements or 1099s.

  6. 6. Underwriting

    An underwriter reviews the full file, issues conditions, and — once cleared — a Clear to Close.

  7. 7. Closing

    You sign, funds wire, and the keys are yours. We stay in touch afterward for refinance opportunities or a future HELOC.
